The term "fiscal Foreclosures" is a legal procedure or process that would occur if a buyer is not a loan or property taxes, lends for mortgage. The lender or lending institution takes over the property, because the irresponsibility of the borrower to pay duties and taxes or loan applied on mortgaged property for whatever reason. Therefore, it is in the best interest of the borrower to pay all taxes and applicable taxes before agreed time period to ensure that any legal action as the auction of its assets in public, is taken against him / her. The most notable for a borrower that he / she must keep all documents that he / she meets all terms and conditions to avoid tax executions in dealing with other parties in the future.

Procedures for the foreclosure of property tax is different in each state. Many states follow an exclusion easy and simple tax, so it must appeal to the county court or maybe through the application process for writing. Media, while in other states to move property through foreclosure of tax, you must spend most of their time dealing with a lawyer, who consume most of their time and spend your money.

For U.S. states, there are two types of exclusion of property in the States the most common. Using a "deed in lieu of foreclosure" the bank claims the title and possession of the property back in full satisfaction of a debt, usually in the contract. In the procedure known as exclusion only (or can be distinguished as "judicial foreclosure"), the property is exposed to auction by the county sheriff or other officer of the court.
Other states have adopted procedures for non-judicial foreclosure, in which the mortgagee, or more commonly the mortgagee's attorney or agent appointed, gives the debtor a notice of default and the mortgagee's intention to sell the property in the manner prescribed by state law. This type of exclusion of property commonly known as "legal" or "extra-judicial foreclosure.
